Now Building: Orchard 38

Have you ever said, “I wish we had a place like that in Obetz…”? Well, we heard you—and now we’re building it. Construction is underway on Orchard 38, and now we’re looking for the local entrepreneurs, restaurant owners, and service providers who will bring it to life.

Backed by Mayor Kirk and Obetz City Council, this project is all about giving residents the opportunity to open the kinds of businesses our community has been asking for.


We’re Looking For

We’re looking for local residents with great ideas—and the drive to turn them into real, customer-serving businesses. If you’ve been dreaming of opening a shop, café, boutique, or service business, this is your chance. To be eligible, your business must be retail-focused, open to the public at least five days a week, and operate a minimum of eight hours a day between 5 a.m. and midnight.


What We’re Offering

The Space: 

Orchard 38 is a 10,000 sq. ft. facility adjacent to downtown Obetz across from the National Historic Register Church. The building includes three available retail spaces. Each space includes:

  • Approximately 1,900 sq ft with concrete floors, finished walls and ceilings.
  • A male and female bathroom in each unit.
  • A built-in customer base looking for retail options.

 

The Numbers: 

  • Flexible, customizable lease terms with multi-year options.
  • Eligible applicants may qualify for financial assistance for tenant improvements, and furniture, fixtures, and equipment (FF&E).
  • Eligible applicants may qualify for business development and financial assistance.
  • Support in accessing funding opportunities, including guidance on grant applications and investor pitching.

 

Expectations For Partners:

  • Preference will be given to local entrepreneurs in high-growth industries that positively impact the local economy.
  • Tenants must adhere to high standards of professionalism and compliance with all relevant laws and regulations.
  • Business partners must demonstrate a clear commitment to growth and development, including participation in community activities, openness to mentorship, and collaboration with other local businesses.
  • Operating hours open to the public at least five days a week, a minimum of eight hours a day between 5 a.m. and midnight.
